Homes and property Matrix Homes

Background:

Matrix Homes is a joint venture company that was formed by Manchester City Council and the Greater Manchester Pension Fund to build 240 new homes in Manchester. 121 of the  properties were for sale and 119 are now on the rental market. 

There are five sites across the city: 

  • The Ashbys - Darley Avenue, Chorlton, Manchester (relevant postcodes are M21 7JG, M21 7JS and M21 7JT)
  • Aspire - Gorton Lane, Gorton, Manchester (relevant postcodes are M12 5XH, M12 5XJ  and M12 5WF)
  • Cityside - West Gorton, Manchester (relevant postcodes are M12 5EB and M12 5FR)
  • The Tattons - Northern Moor, Wythenshawe, Manchester (relevant postcodes are M23 0JS and M23 9SX)
  • Woodwise Mead - Wythenshawe Road, Manchester (relevant postcodes are M23 9SX and M23 9DD)

Private Rentals  

These properties are managed by Places for People on behalf of Matrix Homes. They're responsible for all aspects of property management including rent collection and complaints (only about the rental properties.) If you're a tenant you can email their Touchstone service at: info@touchstoneresi.co.uk 

Properties that are privately owned:

Ground Rent is managed by GMPF on behalf of Matrix Homes; a statement and bill is mailed to the homeowner each year for payment. Enquiries about Ground Rent can be emailed to the team at: propertyaccounts@gmpf.org.uk

Purchasing the Freehold and Ground Rent:

The Leasehold Reform Act 1967 (The Act 1967) gives any Matrix Homes homeowner the right to buy their freehold and ground rent. This right to compulsorily purchase the freehold and any intermediate leasehold interest (ground rent) is called ‘Enfranchisement’. 

We strongly advise you to get independent legal advice if you're considering applying to buy the freehold and ground rent of your property.

Making changes to your Matrix Homes (privately owned) property:

You will need consent from Matrix Homes if you intend to make any changes to your property such as:  

  • Alteration or addition to the exterior of your property. See clause 3.6 of your lease. 
  • Subletting all or part of your property to another person or persons.  Refer to the Alienation clause in your lease, as this sets out the underletting restrictions.
